Home insurance water leaks: the failed part versus resulting damage

Short answer

Home insurance may cover water damage to a floor or wall without paying to replace the pipe or fitting that failed. To understand a decision, separate where the water escaped from, what caused it and which resulting damage the insurer accepts. The answer depends on the policy wording and evidence for that particular claim.

Three questions to separate

  1. Where did the water come from? Ask what the plumber or assessor observed and which tests support the explanation. A wet wall alone doesn't show the hidden cause.

  2. What needs repairing at the source? Fixing the failed pipe, hose, fitting or shower component can be treated differently from repairing the wall, flooring or contents damaged by escaping water. Ask the insurer to identify the provision it relies on.

  3. What damage and related work does the insurer accept? Request a list of accepted and excluded items, including any leak-location work, drying and reinstatement, with the specific reasons.

Check the policy that applies to your claim

Wording differs between insurers and policy editions. Ask the insurer which Product Disclosure Statement, supplementary terms, schedule and exact clause it applied to the date of the damage.

Ask for the evidence and repair scope

Request the written claim decision, the timeline of when the problem and damage were noticed, dated photos, any leak-detection or expert report, and an itemised repair scope. Ask how the evidence supports the cause and which repair items are in or out.

If the leak is active or there's a dangerous electrical or structural condition, seek the appropriate qualified help promptly. If it is safe, keep dated photographs and records of urgent work and communications with the insurer; don't delay safety action just to preserve evidence.

If offered cash, read Insurance excesses and cash settlements: what to check before agreeing. If you dispute the reasoning or scope, read Preparing a complaint about an insurance claim decision.
